Westhall Estates, in conjunction with its funding partners Blakelands LLP and W.Lamb Developmnents Ltd has acquired a prime 10.8 acre greenfield site located on the western edge of Thame. The site fronts the A329 and sits within an established industrial cluster and benefits from excellent connectivity, being less than five minutes from Junction 7 of the M40.
Thame continues to host a strong mix of, small, medium and large businesses; however, their ability to expand is frequently constrained by a shortage of suitable commercial space. As a result, some companies have been forced to relocate to neighbouring areas. Similarly, prospective inward investors are often unable to establish a presence in the town due to the same lack of available stock.
Outline planning was granted in March 202 for a scheme compromising up to 180,000 sq ft of small to medium-sized B2/B8 units, alongside ancillary light industrial and office space. All matters are reserved expect for access.
The development, to be known as Christmas Hill Business Park, will be delivered to a high specification. Units will feature minimum eaves heights of up to 12 meters, yard depths of up to 50 meters, and floor loadings of 50 kN/m2. Offices will be fully fitted complete with shower and changing facilities.
The scheme achieved an 'Excellent' BREEAM rating and incorporated PV as well as electric vehicle charging points for all units.
